The Texas exam isn't one test. It's two.

Most candidates know there's a national portion and a Texas-specific portion. What catches people off guard is that you have to pass both independently. A 90% on the national portion doesn't rescue a 65% on the state side. Fail either one and you must retake it before you can get your license, within the one-year application period.

The state portion is where most people fall short. TREC promulgated forms, intermediary relationships, Texas homestead law, community property, the Deceptive Trade Practices Act: these topics don't show up in generic national prep tools. And they account for 40 of the 125 questions on your combined exam.
